RCLCO Real Estate Consulting Identifies Top 50 Selling Planned Communities in H1 2022

Every year since 1994, RCLCO has conducted a nationwide survey identifying top-selling MPCs through rigorous research of top-performing communities. The ranking is based on total new home sales as reported by each individual community, and establishes an updated ranking from the previously released year-end report, The best-selling planned communities of 2021.

This initiative exists not only as a means of congratulating the most prosperous communities, but also as: a tool for monitoring the overall health of the housing industry for sale; a means of locating markets with residential dynamics; a process to highlight trends affecting communities; and a way to learn development best practices.

The main changes include:

  • The best-selling community in the country is Central Florida The villageswith approximately 1,500 sales since the beginning of the year, below the rate of last year.
  • Total new home sales among the top 50 planned communities fell 18% in the first half of 2022 compared to the same period last year.
  • Supply chain issues and insufficient new home inventory continued to pose problems for developers as price increases and interest rate hikes began to impact traffic from potential buyers over the past few months.
  • At the national level, the average price among all new single-family homes is up 15% since mid-2021, and more than 40% since April 2020 and the depths of pandemic pricing.
  • Sarasota, Florida Lakewood Ranch claimed second place overall and is the nation’s best-selling multi-generational community, with 1,026 sales.
  • Dallas, TX Silverado earned third place in the first half of the year with 599 sales.
  • Houston MSA was the top-performing metro area with 13 communities in the Top-50, accounting for 3,430 sales, or nearly 20% of all sales among MPC.
  • The state of Florida accounted for approximately 36% of sales among ranked communities, followed closely by Texas at almost 34%.

RCLCO Director Karl Pischke note: “The results of this updated mid-year report confirm that supply chain disruptions continue to impact the ability of planned communities to meet new housing demand, although the rise interest rates and price appreciation have started to have an impact on this demand, at least in the short term, but it is important not to overreact to the slowdown in sales seen over the past year, as these are still short-term trends the industry, as evidenced by demographic tailwinds, is strong and the future of planned communities, particularly in their ability to capture an inordinate share of buyer demand during uncertain or difficult economic times, provides another reason for optimism.
