Prescott Area Association of Realtors (PAAR) releases monthly updates showing the status of June home sales in major serviced areas in Yavapai County, including Prescott Valley, Prescott, Chino Valley and Dewey-Humboldt. Here is a summary of home sales market statistics in the four central Arizona cities:

For the entire PAAR in August 2022:

  • Total sales: 321
  • New registrations: 582
  • Active inventory: 1191
  • Months of inventory: 3.7
  • Median sale price: $470,000
  • Median days on market: 33

Prescott in August 2022:

  • Total sales: 145
  • New registrations: 236
  • Active inventory: 482
  • Inventory months: 3.3
  • Median sale price: $544,000
  • Median days on market: 31

Prescott Valley in August 2022:

  • Total sales: 76
  • New registrations: 151
  • Active inventory: 277
  • Months of inventory: 3.6
  • Median sale price: $433,250

Chino Valley in August 2022:

Quad Cities Home Inventory Doubles Year Over Year

The Quad Cities added 582 new listings to the market last month for a total active inventory of 1,191 homes for sale across the four regions. This is twice as many as the 564 homes available for sale at the same time last year, an overall increase of 111.2%.

The median selling price of homes in the Quad Cities area rose again in August, according to the Housing Market Report released today by the Prescott Area Association of REALTORS® (PAAR). The median home sale price in the Quad Cities area was $470,000 in August. The 321 regional home sales completed during the same month represent a decrease of 26.4% compared to the same period last year.

Dewey-Humboldt topped the Quad Cities for the second consecutive month with a 7.5% increase in median sale price in August, reaching $446,250. Prescott Valley followed closely behind with a 7% median sale price increase to $433,250 for the month.

“Quad Cities homes are staying on the market longer than last year, but we’re still well ahead of pre-pandemic levels,” said PAAR 2022 Chairman George Beitzel.

“While inventory continues to grow, there is still a seller’s market, so it’s important to be pre-qualified, find a real estate agent who knows the area, and be ready to get started.”

Prescott and Chino Valley saw declines in median selling price from August last year, although the decline in both areas was limited to single digits.

The 1,191 homes listed for sale in the Quad Cities area at the end of August continue to reflect a doubling of market inventory since the same period last year.
